PennyGranny hires out temporary portable buildings / units on skids. Please be aware the following points are the Hirer’s responsibility.
Council
While PennyGranny doesn’t check whether you have met your local Council and State legislation regarding the use and occupancy of Our Temporary Portable Buildings / Units on the property, we recommend checking it prior to signing the Hire Agreement. PennyGranny takes no responsibility for any penalties incurred against you from the Council or any Government bodies for the misuse of our Temporary Portable Buildings / Units.
You, the Hirer, have satisfied yourself that our Temporary Portable Buildings / Units are suitable for your intended purpose and location.
Site Access
It is the Hirer’s responsibility to check the agreed access path for any obstructions such as narrow gates, low trees, power lines or boggy ground that may prevent truck access to the delivery location.
Site Set Up Costs
The Hirer is responsible for all site establishment and preparation costs such as:
- Access to power, water, sewer, gas bottle (if required)
- Site leveling and footings as required
- Any council approvals or permits if required

Financial Assistance
PennyGranny is committed to supporting those in need. As part of our mission to supply those in need with affordable rental housing, we can provide repayable financial assistance* with:
- Transportation charges (if you live over 200km from your state’s CBD and additional freight charges apply)
- Crane hire charge (if it is needed for final cabin placement)
- Plumbing set up costs (to connect the building’s waste water, fresh water and grey water outlets to your property’s mains or tanks)
- Electrical set up costs (to connect the building to your property’s power supply)
- Site levelling costs
- Footings set up costs

*Repayment for charges borne by PennyGranny to be repaid in 3 equal instalments over a period of 3 months or in equal weekly instalments over the period of hire term.
Security Deposit
Due to high demand, we require 100% of the bond as a security deposit on signing of the hire agreement. 50% of the security deposit is non-refundable in circumstances where the Hirer elects not to proceed with the hire, prior to delivery of the building to site. The bond amount is fully refundable at the end of the hire period as long as there has been no damage to the unit.
Loss, Theft, and Damage (LTD) Waiver Fee
An additional LTD waiver fee will be applied to the weekly rental charge if the location at which the portable unit is to be installed is a designated bush fire or flood prone zone. PennyGranny will check the given address on the relevant government and/or council websites and advise the Hirer whether an additional LTD waiver fee is applicable. Please refer to the following table of LTD waiver fees applicable to each building.

** Background check required. Information required for PennyGranny to conduct a background check include a form of personal ID, current employer’s details and proof of income (e.g. 3 most recent payslips). Without a background check, a rental bond of $4000 applies.
Transport and Crane Costs
We deliver portable buildings up to 8m in length on a tilt truck. A crane will be required if the unit cannot be slid off directly onto the footings due to the access, footings type and weather conditions.
A crane may be required for delivery and removal of buildings 8m and above in length. Our operations team will review your site access photos and video to determine whether a crane will be needed.
If a crane is required for building delivery and removal, the Hirer is responsible for the associated cost. The Hirer may elect to arrange and pay for a crane directly, or alternatively PennyGranny can arrange a crane on the Hirer’s behalf. The crane cost will then be added to the weekly building hire charge in equal repayments or can be repaid in the equal monthly repayments over 3-6 months, or can be paid as a one off amount.
Transport is provided free of charge within 200km of Sydney / Brisbane / Melbourne CBD. Delivery is calculated from the CBD of the state your property / site is located in. For units up to 12m in length, travel beyond 200km will incur an additional transport fee of $2 per kilometre. For units 12m or greater in length, travel beyond 200km will incur an additional transport fee of $4 per kilometre. The additional transportation cost will then be added to the weekly building hire charge in equal repayments or can be repaid in the equal monthly repayments over 3-6 months or can be paid as a one off amount. Please note this fee is applicable to both delivery and collection of the building.
Delivery Time
Any notified times for delivery are estimates only and we shall not be liable to the Hirer for any loss or damage from any failure to deliver, or for delay in delivery of the portable building, whether or not beyond the control of PennyGranny.
